Purpose

The purpose of this SOP is to establish a standardized procedure for certified fire protection contractors to perform quarterly inspections of automatic sprinkler systems. This ensures operational readiness, regulatory compliance with NFPA 25 and local fire codes, and immediate identification of system impairments or deficiencies that could compromise life safety and property protection.

Scope

This SOP applies to all wet-pipe, dry-pipe, pre-action, and deluge sprinkler systems installed in industrial, commercial, and multi-tenant facilities under the jurisdiction of the facility management team. It covers visual inspections, functional flow tests, alarm device checks, valve position verification, and documentation requirements. Excluded are systems undergoing major repair, retrofit, or replacement — those require dedicated project-specific procedures.

Safety Precautions
  • LOTOLockout/Tagout — Verify that all system control valves are secured in the correct position before commencing work. Do not rely on remote status indicators alone; physically confirm valve positions. Apply a LOTO tag if any valve is found in an abnormal position and escalate immediately.
  • PPEFull PPE — Hard hat, safety glasses, steel-toed boots, hearing protection (if near operating pumps), and high-visibility vest. Wear rubber-soled boots when working in wet areas or near electrical panels.
  • FALLFall Protection — When accessing ceiling spaces, mezzanines, or rooftop pump houses, use approved fall arrest equipment including full-body harness and shock-absorbing lanyard anchored to a certified point.
  • H2OWater Damage Prevention — Before testing any flow switch or drain connection, confirm that floor drains are clear and that sensitive equipment below is protected with waterproof covers.

  • NFPA 25 current edition and local code amendments
  • Contractor's inspection report form (digital or paper)
  • Flow test kit — calibrated pitot gauge, hydrant cap gauge, flow tube
  • Pressure gauge (calibrated, range 0–300 psi)
  • 4-ft crescent wrench or sprinkler wrench
  • Work gloves, shop rags, and a 5-gallon bucket
  • Flashlight and inspection mirror
  • Camera or smartphone for photographic documentation
  • Lockout/tagout kit and padlocks

Procedure: Step-by-Step
1 Pre-Inspection & Lockout/Tagout Verification — Notify the facility manager and confirm that the system is in service. Locate and physically verify the position of each system control valve (OS&Y, butterfly, gate). Record valve position (open/closed/sealed) on the inspection report. Apply a LOTO tag if any valve is found in an abnormal position and escalate immediately.
2 Valve Position & Sealing Check — Inspect all control valves for proper sealing (tamper switch). Confirm that each valve is locked or sealed in the correct open or closed position as required by the system design. Document any broken or missing seals and test the tamper switch by slowly moving the valve ¼ turn (or per manufacturer spec) — verify that the supervisory signal is received at the fire alarm panel within 90 seconds.
3 Wet-Pipe Riser Inspection — Open the main drain fully for 3–5 seconds, then close it slowly. Record static and residual pressure readings. Compare to the previous quarter's readings — a drop of more than 10 psi indicates a possible obstruction or valve issue. Inspect the riser for leaks, corrosion, and mechanical damage.
4 Dry-Pipe System Air Pressure Check — Record the air pressure on the dry-pipe valve trim. Verify that the pressure falls within the manufacturer's recommended range (typically 15–40 psi, depending on valve model). Listen for air leaks at all threaded joints, drains, and valve trim. If the compressor cycles more than once per hour, flag for service.
5 Alarm Device Functional Testing — Open the inspector's test connection (nearest to the riser) fully. Confirm that the water flow alarm activates at the fire alarm panel within 90 seconds. Verify that the water motor gong (if present) sounds audibly and that any electric bell or strobe activates. Close the test valve fully and confirm that the alarm silences and resets.
6 Flow Switch Testing (Remote Zones) — For each remote zone test connection, open the valve and verify flow switch activation — alarm must sound at the panel within 90 seconds. Measure the flow rate using a pitot gauge at the test orifice if equipped. Record the flow rate in gpm and note any significant deviation from the design flow.
7 Sprinkler Head Obstruction & Clearance Check — Visually inspect all accessible sprinkler heads for corrosion, damage, paint overspray, dust accumulation, and obstructions. Ensure at least 18 inches of clearance is maintained below sprinkler deflectors per NFPA 13. Document any heads that require replacement or cleaning. Report any storage encroachments.
8 Pump Room & Fire Pump Inspection (if applicable) — Inspect the fire pump controller for normal indication (phase, voltage, run status). Verify that the pump suction and discharge valves are open. Record the pump room temperature (must be above 4°C for wet systems). Exercise the pump weekly test — run for 10 minutes at rated flow, record pressure and flow data.
9 Documentation & Report Completion — Complete the contractor's inspection report with all recorded data, including any deficiencies found. Photograph any critical defects (leaks, broken seals, impaired heads). Review the report with the facility manager, obtain signature, and provide a copy to the facility. Submit the report electronically to the compliance file within 48 hours.
10 System Restoration & Sign-Off — Close all test valves, remove any temporary LOTO tags, restore normal system pressure, and confirm that the fire alarm panel shows no supervisory or trouble signals. Return the system to normal service. Walk the area to ensure no tools or debris remain. Sign off on the work order with the facility manager.
