This procedure defines the systematic visual and instrumental inspection of commercial building envelope components — including low-slope roof membranes, wall cladding, sealant joints, flashings, and fenestration — to identify moisture intrusion, material degradation, and structural deficiencies before they escalate into costly failures.
To establish a standardized, repeatable procedure for the comprehensive inspection of commercial building envelope systems and low-slope roof membranes. This procedure ensures early detection of moisture intrusion pathways, material fatigue, flashing failures, and structural compromise. Adherence to this SOP minimizes emergency repairs by 40 %, extends membrane service life beyond the manufacturer's 15-year warranty window, and provides defensible documentation for insurance, warranty, and capital planning purposes.
This procedure applies to all commercial and industrial facilities with low-slope roof membrane systems (EPDM, TPO, PVC, modified bitumen, and built-up roofing) and associated building envelope components including parapet walls, metal cladding, curtain walls, sealant joints, glazing systems, flashings, copings, and roof drainage systems. It covers roof areas up to 10,000 m² per inspection shift and wall envelope inspection up to six storeys from grade and elevated platforms. This procedure does not cover structural concrete testing, asbestos sampling, or full waterproofing design review.
- Full-body fall arrest harness with double lanyard must be worn at all times when within 2 m of the roof edge or when walking on any roof surface with a slope greater than 2:12. Install temporary anchor points per CSA Z259.16 at maximum 3 m spacing. All anchors must be proof-tested before use.
- Lockout/Tagout all rooftop mechanical equipment (HVAC units, exhaust fans, skylight actuators, solar array disconnects) before accessing roof zones. Verify zero-energy state per CSA Z460-20. Tag out all remote-start equipment with personal locks.
- No roof access during precipitation (rain, snow, sleet), wind speeds exceeding 40 km/h (25 mph), lightning within 10 km, or ambient temperatures below -10 °C or above 40 °C. Ice or frost on membrane surfaces constitutes an immediate no-go condition.
- Mandatory: hard hat (ANSI Z89.1 Type I Class E), safety glasses with side shields (ANSI Z87.1), high-cut level 5 gloves (EN 388:2016), slip-resistant boots with non-marking soles (ASTM F2413-18), and high-visibility vest (ANSI/ISEA 107 Class 2).
- When performing sealant adhesion testing, use nitrile gloves and safety glasses. Solvent-based sealant primers are flammable — keep away from ignition sources and ensure adequate ventilation on roof level. Dispose of sealant test coupons in approved metal waste containers.
- Inspection drone (DJI Mavic 3 Thermal or equivalent with 4K visual + radiometric thermal)
- Non-destructive moisture meter (Delmhorst BD-2100 or equivalent — range 0–40 % moisture content)
- Infrared thermal imaging camera (FLIR E8 or equivalent — 320×240 resolution, < 50 mK sensitivity)
- Sealant adhesion test kit (ASTM C794 compliant — includes adhesion tester, substrate cutting template)
- Laser distance measurer (Bosch GLM 50 C or equivalent — ±1.5 mm accuracy, 50 m range)
- Flashlight (500+ lumens, adjustable beam, IP67 rated)
- Full-body fall arrest harness (CSA Z259.10 compliant) with double-leg shock-absorbing lanyard
- Temporary roof anchor points (min 4 units, 5,000 lb static load rated per OSHA 1926.502)
- Barrier signage kit (5 x "Roof Access — Authorized Personnel Only" signs + 3 x traffic cones with chains)
- Ruggedized tablet (IP65 or better) with digital inspection data sheet template (Excel or Fieldwire format)
- Measuring tape (30 m / 100 ft, Class II accuracy)
- GPS-enabled digital camera (12 MP minimum, geotag enabled)
- Chalk line and temporary marking chalk (white or yellow, non-permanent)
- Moisture mapping grid template (5 m x 5 m or 10 m x 10 m, printed on waterproof paper)
