Commercial Water Heater And Storage Tank Descaling Procedure
A standardized operational protocol for the safe and effective removal of calcium carbonate scale from commercial water heaters and storage tanks to restore thermal efficiency and extend equipment life.
The purpose of this procedure is to clearly define the standard methodology for safely and effectively removing scale deposits (primarily calcium carbonate) from the internal heat exchanger surfaces and storage reservoir of commercial gas/electric water heaters. Improper descaling leads to overheating, premature tank failure, and catastrophic pressure events if left unmitigated.
This SOP applies to all commercial water heaters and atmospheric/hydro-pneumatic storage tanks up to 5000L. It does not cover direct steam injection systems or copper fin-tube boilers that require acid passivation beyond standard descaling. All technicians performing this procedure must hold a valid gasfitter or plumbing license.
- Lockout/Tagout the electrical disconnect, gas valve, and inlet/outlet isolation valves. Verify zero energy with a multimeter and pressure gauge before commencing work.
- Full face shield, acid-resistant chemical gloves (Nitrile, 18-mil minimum), and a PVC apron are mandatory. Ensure a plumbed eyewash station is within 10 seconds of the work area.
- Ensure adequate ventilation to avoid accumulation of CO2 off-gassing from the descaling chemical reaction. Use explosion-proof ventilation fans if working in a mechanical room.
- Never mix descaling acid with chlorine-based or caustic cleaning products. All effluent must be neutralized to a pH of 7.0 before draining to the municipal sewer system.
- Descaling chemical (Food-grade sulfamic acid or phosphoric acid inhibitor blend)
- pH test strips or calibrated digital pH meter (range 0-14)
- Circulating pump assembly (1.5 HP minimum, 316SS impeller)
- Heavy-duty hoses with camlock fittings (high-temp rated, 180°F)
- Tank thermometer (thermocouple type K with digital readout)
- Full set of hand tools for anode rod and heating element removal
