Purpose

To prevent condensate drain line blockages, microbial growth (algae, slime, mold), pan corrosion, and water overflow damage in commercial/industrial HVAC air handlers by establishing a standardized treatment and flushing procedure. Regular implementation ensures reliable condensate removal, maintains indoor air quality, and extends equipment service life.

Scope

This procedure applies to all rooftop package units, central air handling units (AHUs), fan coil units (FCUs), and chilled water air handlers equipped with condensate drain pans located within the facility's mechanical inventory. It covers both scheduled monthly biocide treatment and quarterly deep line flushing.

Safety Precautions
  • LOTOPerform lockout/tagout on the HVAC unit's disconnect switch. Verify zero energy state before accessing the unit's interior compartment.
  • PPEWear safety goggles and chemical-resistant rubber gloves when handling any drain pan biocide or algaecide chemicals. Follow the chemical manufacturer's SDS.
  • CSBe aware of confined space hazards if the unit is in a mechanical penthouse or crawl space. Use appropriate fall protection if accessing elevated units.
  • ELECBeware of exposed wiring and sharp metal edges inside the HVAC unit. Use caution when reaching inside drain pans.

Procedure: Step-by-Step
1 Isolation and LOTO: Using approved LOTO procedures, isolate the HVAC unit at the dedicated disconnect switch. Verify the fan and compressor are de-energized. Secure the LOTO device with your personal padlock.
2 Access Panel Removal: Using a multi-bit screwdriver, remove the filter access panel and the blower/coil access panel. Set panels aside in a safe, clean area.
3 Visual Inspection of Drain Pan: Inspect the condensate drain pan for standing water, visible slime/algae buildup, rust, pitting, or debris (dust, insulation fibers, construction debris). Document the condition. Check the drain line exit port for blockages.
4 Initial Debris Removal: Use a wet/dry shop vacuum with a squeegee attachment to remove all standing water and loose debris from the drain pan. For stubborn slime, use an appropriate pipe brush with caution to avoid damaging the pan coating.
5 Biocide Application: Apply the EPA-registered drain pan biocide/algaecide strictly according to the manufacturer's SDS and label instructions. For spray formulations, coat the entire interior of the pan evenly. For tablets, place the recommended dosage in the pan's designated tablet holder or downstream of the drain line exit.
6 Drain Line Flushing Preparation: Attach a garden hose with a flush tee adapter or a high-pressure nozzle to the drain line access port. Ensure the downstream end of the drain line is directed into a bucket or a floor drain. If no threaded access port exists, carefully remove the drain line from the pan outlet.
7 Flushing the Condensate Drain Line: Flush the drain line with clean water for 3-5 minutes at full pressure. Observe the discharge flow – it should be clear, steady, and unrestricted. If a blockage is detected, repeat Step 4 or use the shop vacuum to pull the blockage from the line.
8 Verifying Drainage Flow: Reattach the drain line to the pan outlet. Pour 2-3 litres of clean water directly into the pan (using a bucket). Verify the water exits the drain line immediately and completely with no overflow or leaking at the pan outlet. Check for secondary drain pan flow if equipped.
9 Reassembly and Restoration: Wipe down the access panels and reinstall them securely using the previously removed screws. Verify the filter is clean (or replace if standard). Remove LOTO and restore power. Confirm the unit is operating correctly and condensate is safely draining.
10 Documentation: Record the treatment and flushing completion in the maintenance log. Note any observed anomalies (corrosion, persistent blockages, heavy microbial growth) for follow-up. Update the CMMS (ServiceGrid) to reset the task interval.
