Commercial Fire Sprinkler System Monthly Visual Inspection
This procedure covers the monthly visual inspection of a commercial wet-pipe fire sprinkler system to ensure all components are functional, unobstructed, and compliant with NFPA 25 and local authority requirements. Performing this inspection reduces risk of system failure during a fire event.
To verify that the commercial fire sprinkler system is visually free of physical damage, obstructions, and leaks; that the main control valve is in the correct open position; and that all sprinkler heads are unobstructed. Timely detection of deficiencies ensures the system will perform as designed in the event of a fire and maintains compliance with insurance and regulatory requirements.
This SOP applies to all wet-pipe fire sprinkler systems installed in commercial buildings under the responsibility of the facilities maintenance team. It covers the monthly visual inspection as required by NFPA 25, Section 5.2.1 (wet pipe systems). This inspection does not include flow or pressure testing, which require a separate quarterly/annual procedure. Areas of application include office spaces, warehouses, retail, and light industrial zones.
- Do not operate any valves without authorization. If a valve is found closed or partially closed, do not adjust; tag and report immediately to the fire safety supervisor.
- Wear required PPE: safety glasses, hard hat, steel-toed boots, and high-visibility vest. Use a ladder for elevated sprinkler heads.
- Be aware of potential water discharge when testing alarm devices. Have absorbent materials and floor protection available. Notify building occupants to avoid elevator usage near test zones.
- Flashlight (with spare batteries)
- Clipboard with monthly inspection checklist (NFPA 25 compliant)
- Zone map / as-built system riser diagram
- Pen and waterproof marker tags for flags
- Ladder (step or extension, as needed)
- Personal protective equipment: safety glasses, hard hat, steel-toed boots, high-vis vest
- Absorbent spill kit and drop cloth
- Mobile phone or camera for documentation
