Purpose

To establish a repeatable, airtight physical barrier that isolates renovation‑generated dust and debris from the surrounding environment. The enclosure, combined with a HEPA‑filtered negative air machine, maintains negative pressure inside the work zone, preventing airborne particulate migration to adjacent occupied areas. This SOP applies to dry‑wall sanding, demolition, or any activity producing respirable crystalline silica or nuisance dust.

Scope

This procedure covers the construction of a single‑entry, polyethylene‑film enclosure sized for one room (up to 400 sq ft). It addresses barrier framing, sheeting attachment, zipper door installation, and negative‑air machine setup. It does not cover asbestos abatement enclosure Class I/II/III (which require regulated containment per WorkSafeBC Asbestos Control Program) or lead‑paint containment. For those applications, consult a qualified hazardous‑materials consultant.

Safety Precautions
  • LOTOLockout/tagout all HVAC dampers and forced‑air registers inside the work zone before sealing. Unexpected fan startup can pressurize the enclosure and blow out sheeting.
  • PPEWear safety glasses, cut‑resistant gloves, and a P100 respirator when stapling overhead and cutting polythene. Hearing protection when using framing nailer inside the enclosure.
  • FALLUse a secure ladder or scaffold if stapling ceiling tracks above 8 feet. Do not over‑reach; maintain three points of contact.
  • FIREKeep all ignition sources (open flames, space heaters, welding) at least 10 feet from the enclosure. Polyethylene is flammable.
  • ELECTVerify the negative air machine is GFCI‑protected and the extension cord is rated for the amperage. Do not pinch cords under sheeting tracks.

  • 6 mil polyethylene sheeting (2 rolls, 20' x 100' each)
  • Zipper door kit (heavy-duty, 72" x 84")
  • Duct tape (3" wide, 60 yd roll) — 3 rolls
  • HEPA negative air machine (minimum 500 CFM, with pre‑filter and HEPA filter)
  • Exhaust duct (8" flexible, 25')
  • Cordless framing nailer (21°) and 3" nails or heavy‑duty staple gun with 1" crown staples
  • Utility knife (retractable, 18mm) with spare blades
  • Spring clamps (8 – 6")
  • Safety glasses, cut‑resistant gloves, P100 respirator
  • Smoke pencil (or incense stick) for leak detection
  • Manometer (optional, for pressure verification)
  • 2x4 or 2x3 kiln‑dried lumber for framing (quantity per opening)
  • Floor protection (Ram Board or heavy plastic)

Procedure: Step-by-Step
1 Pre-work hazard assessment — Inspect the work area for overhead hazards (live wires, asbestos, sharp edges). Confirm HVAC supply and return registers are shut and sealed. Notify adjacent tenants 24 hours in advance.
2 Install perimeter framing — Using cordless framing nailer, attach 2x4 or 2x3 strapping around the doorway / opening. Space fasteners every 16 inches. Ensure frame is square and level. For wall-to-wall barriers, attach top and bottom plates, then vertical studs every 24 inches.
3 Install polyethylene sheeting — Drape the 6 mil sheeting over the frame, leaving at least 12" extra on all sides. Secure to the frame with staples or nails every 6 inches. Ensure no wrinkles that could cause pockets for dust accumulation. For ceiling attachments, use continuous stapling.
4 Seal all edges with duct tape — Apply a continuous strip of 3" duct tape over every staple line and along the floor at the junction of sheeting and subfloor. Overlap tape by 2 inches at joints. Pay special attention to corners, electrical outlets, and conduit penetrations.
5 Install zipper door — Cut a slit in the sheeting at the planned door location (typically 36” x 80”). Affix the zipper door frame to the sheeting using the adhesive strip, then staple through the adhesive flange every 4 inches. After installation, test the zipper by opening and closing three times to ensure smooth operation.
6 Set up negative air machine — Place the HEPA negative air machine inside the containment. Extend the exhaust duct through a second penetration (e.g., window opening) to the outdoors. Seal the duct-to-sheeting interface with tape and a 24” x 24” plywood collar if using a window. Set machine to 500 CFM and verify negative pressure with a smoke pencil or manometer (target 0.02” WC negative).
7 Final inspection and pressure test — Inspect all seams, tape, and the door perimeter. With the negative air machine running, walk around inside and out with a smoke pencil to detect any leaks. Re-tape any identified leaks. Ensure the zipper door closes fully without sagging. Document the reading on the pressure gauge (if available).
