Purpose

To define the mandatory procedure for collecting, containing, and disposing of oily condensate drained from air compressor wet/dry receivers, intercoolers, aftercoolers, and downstream filtration equipment. The primary objective is to ensure full compliance with local and federal environmental regulations regarding oil-contaminated water, prevent soil and groundwater contamination, avoid costly municipal sewer violation fines, and centralize waste stream accountability via the ServiceGrid CMMS.

Scope

This procedure applies to all stationary and portable compressed air systems operating within the facility that produce condensate containing visible or measurable hydrocarbon contamination (>15 ppm typically). It covers both automatic electronic drain traps and manual drain valves. This procedure specifically applies to condensate management and does not supersede bulk oil change or compressor lubricant handling procedures. All shifts and maintenance personnel must adhere to this SOP.

Safety Precautions
  • LOTOLockout/Tagout: Isolate and lock out the compressor at the upstream disconnect switch before accessing pressurized sections of the drain system. Do not rely solely on automatic drain controls being in "Off" mode. Verify zero energy.
  • PPEPersonal Protective Equipment: Wear splash-resistant safety glasses (ANSI Z87.1+), chemical-resistant nitrile gloves (9 mil minimum), and steel-toed boots. Keep a fully stocked spill kit within arm's reach.
  • HOTHot Surfaces: Intercoolers, aftercoolers, and discharge piping can exceed 80°C. Allow components to cool to below 40°C or verify surface temperature with an IR thermometer before performing any manual valve work.
  • ENVEnvironmental Compliance: Oily condensate is a regulated waste. It is strictly illegal to discharge directly to storm drains, sanitary sewers (without an approved Oil/Water Separator), or onto the ground. Verify local municipal discharge limits before commencing work.
Required Tools & Materials
  • Oil/Water Separator (OWS) system approved for lubricant type (e.g., coalescing media, gravity separator) OR dedicated HDPE collection caddy (20L minimum).
  • Splash-proof funnel (nylon or HDPE, grounded if explosive atmosphere risk exists).
  • Universal spill kit: overpack sorbent pads, oil-only socks, disposal bags, PPE.
  • Nitrile gloves (chemical resistant, 9 mil+) and ANSI Z87.1+ safety glasses.
  • Disposable wipers/rags and a small parts tray for valve disassembly if needed.
  • pH test strips or turbidity tube (if required by municipal discharge permit).

  • Hand pump (pneumatic or rotary) for transferring collected condensate to bulk waste tank.
  • Hazardous waste manifest or ServiceGrid digital waste disposal log form.

Procedure: Step-by-Step
1 Inspect & Prepare OWS / Collection Vessel: Locate the designated Oil/Water Separator or collection drum. Verify the inlet strainer is clear of debris. Ensure the outlet valve is correctly positioned (closed for direct collection, open to drain if OWS is treating). Confirm collection drum is below 85% capacity. Place a sorbent pad under the funnel area and pre-stage the spill kit.
2 Isolate Drain Circuit for Manual Service: Apply Lockout/Tagout (LOTO) per site policy if the drain connection requires tools to open. For automatic drains, verify the selector valve is set to "Manual Open" or confirm the automatic timed cycle will fully evacuate the receiver of condensate (watch for air blow, not liquid).
3 Purge Condensate into Containment: Slowly crack open the manual drain valve or initiate the automatic drain cycle. Direct the flow stream into the funnel/OWS. Observe the condensate for emulsification (milky white appearance indicating water/oil mixing). If using an OWS, continuously monitor the outlet stream for any visual sheen. Shut down immediately and replace coalescing media if sheen is detected.
4 Contain, Wipe Down & Bag Waste: Once condensate flow ceases, close the manual valve completely or return the auto drain to "Auto" position. Allow any residual drips to fall onto the sorbent pad. Wipe down the valve outlet, surrounding pipework, and funnel with disposable rags. Immediately bag all used sorbent pads, rags, and nitrile gloves as oily waste. Seal the bag and tag it as "Oily Waste — Date/Time".
5 Log & Tag in ServiceGrid CMMS: Proceed to the ServiceGrid kiosk or open the mobile app. Scan the QR code on the compressor air receiver asset tag. Record the estimated volume of condensate collected (e.g., "5L via OWS #1"). Select the waste disposal method from the dropdown. Upload a photo of the OWS outlet water clarity or the filled waste bag tag. Sign off and mark the PM task as "Completed".
6 Transfer & Dispose of Accumulated Waste: If a collection drum was used, transfer its contents to the designated bulk "Oily Water/Machine Coolant" waste tank using the hand pump. Note the hydrocarbon level in the bulk tank. Generate a ServiceGrid work order request for "Bulk Waste Oil Removal" when the tank reaches 90% capacity. Complete the hazardous waste manifest (if applicable) or finalize the digital ServiceGrid waste disposal record.
