Purpose

To provide a standardized, repeatable method for pressure washing commercial hardscape surfaces — concrete, brick, stone, and interlock pavers — that removes dirt, mildew, oil stains, and efflorescence without damaging the substrate. Proper execution extends surface life, improves slip resistance, and maintains curb appeal for commercial properties.

Scope

This SOP applies to all exterior horizontal and vertical hardscape surfaces on commercial properties including walkways, plazas, loading docks, stairways, retaining walls, and parking lot curbs. It covers gas and electric pressure washer setups in the 3000–4000 psi range with appropriate surface cleaners and chemical injectors. Excluded: sealed surfaces (require separate low-pressure protocol), asphalt, wood decking, and interior floors.

Safety Precautions
  • LOTO Lockout/Tagout — disconnect spark plug wire or battery on gas units; unplug electric units. Verify zero energy before any nozzle or hose service.
  • PPE Wear face shield, chemical-resistant gloves, rubber boots, hearing protection (≥85 dBA), and waterproof suit. Do not operate without closed-toe footwear.
  • SLIP Wet surfaces are extremely slippery. Use sand shoes or boots with aggressive tread. Barricade work zone with cones and wet-floor signs. No public access during washing.
  • CHEM Read SDS for all cleaning chemicals. Alkaline concrete cleaners are corrosive — avoid skin/eye contact. Neutralize spills with vinegar solution. Have spill kit on site.
  • ELEC Keep wand and spray at least 10 ft from overhead power lines. Never spray electrical panels, outlets, or junction boxes. Use GFCI-protected circuits for electric units.
Required Tools & Materials
  • Pressure washer (3000–4000 psi, 4+ GPM) — gas or electric
  • Surface cleaner attachment (15–20 inch diameter)
  • Rotary nozzle / turbo wand (0° – 25° variable)
  • Chemical injector or downstream sprayer
  • Alkaline concrete degreaser / heavy-duty cleaner (pH 10–13)
  • Stiff-bristle push broom or deck brush
  • Plastic sheeting (6 mil) + tape for plant and fixture protection
  • Garden hose with spray nozzle for pre-wet / final rinse
  • 5-gal bucket for chemical mixing
  • PPE: face shield, nitrile gloves, rubber boots, hearing protection
  • Spill kit with absorbent pads, neutralizer, disposal bags
  • Cones, barricade tape, wet-floor signs
  • Camera or smartphone for documentation

Procedure: Step-by-Step
1 Site inspection & preparation. Walk the entire hardscape area. Identify drains, landscaping, electrical outlets, and delicate surfaces. Remove all furniture, planters, mats, and debris. Protect plant beds with plastic sheeting. Wet vegetation adjacent to work zones.
2 Pre-wet & apply chemical pretreatment. Pre-wet all surfaces with fresh water. Fill chemical injector with alkaline concrete cleaner or degreaser (follow label dilution). Downstream apply chemical evenly from low pressure. Allow 5–10 min dwell time — do not let it dry.
3 Agitate with brush or rotary surface cleaner. For heavy staining, agitate with a stiff-bristle push broom or use a 15–20 inch surface cleaner attachment at 3000+ psi. Work in overlapping passes. Avoid dwelling in one spot to prevent etching.
4 High-pressure rinse in systematic passes. Switch to rotary nozzle (turbo wand) for edges and corners. Rinse from top to bottom, left to right, maintaining 6–12 inch standoff. Keep nozzle angle below 45° to avoid gouging. Flush all chemical residue toward drainage.
5 Inspect & spot treat. Visually inspect for missed stains, soap residue, or lift lines. Spot treat with concentrated cleaner and a stiff brush if needed. Re-rinse affected areas.
6 Final flush & dry assessment. Perform a final full-surface flush with clean water. Confirm all chemical residue is removed. Allow surface to dry 15–20 min, then evaluate: no streaking, no etching, no chemical film.
7 Clean up & documentation. Remove plastic sheeting, collect debris, rinse tools and store. Record date, wash area (sq ft), chemical used, equipment hours, and any anomalies in the PM log.
