Commercial Snow Melting System Boiler Startup
Standard operating procedure for the safe, efficient startup of a hydronic snow melting system boiler. Covers pre-start checks, burner sequencing, valve actuation, and performance logging for commercial industrial facilities.
The purpose of this SOP is to establish a definitive, repeatable procedure for the seasonal startup of a hydronic snow melting system boiler. It ensures safe ignition sequence verification, correct expansion and fill system pressurization, glycol concentration validation, and proper modulation of the heating/cooling loop. Adherence to this standard minimizes the risk of thermal shock to the boiler block, prevents freeze damage to exposed slab loops, and ensures compliance with jurisdictional code requirements (ASME CSD-1, CSA B149.3) prior to placing the system into active snow-melting mode.
Applies to all commercial hydronic snow melting systems equipped with a natural gas or propane-fired boiler (typically > 500 MBH input) utilizing an atmospheric burner, power burner, or condensing heat exchanger. This document is intended for use by licensed gas fitters (Class A or B), certified stationary engineers, and qualified industrial maintenance technicians. It does not cover electric boiler startup or steam-based snow melting systems.
- Lockout/Tagout: Verify main electrical disconnect for boiler, circulation pumps, and control panel is locked out and tagged out in the 'OFF' position. Always assume the gas train has residual pressure. Verify with a manometer and bleed before breaking any union.
- PPE: Wear arc-rated clothing (HRC 2 minimum) when opening the control panel. Use Class 0 rubber insulating gloves and safety glasses. Hearing protection is required in the boiler room when burners are firing.
- Gas Detection: The boiler room must be equipped with a functioning natural gas detection system with an audible alarm set to 20% LFL (10000 ppm). Never rely on smell alone.
- Glycol Safety: Propylene glycol (food grade NSF 60) concentrations above 40% become viscous at low temperatures. Always verify specific heat capacity (Cp) with a refractometer before calculating differential temperatures. Do not use automotive antifreeze.
