Purpose

The purpose of this SOP is to establish a definitive, repeatable procedure for the seasonal startup of a hydronic snow melting system boiler. It ensures safe ignition sequence verification, correct expansion and fill system pressurization, glycol concentration validation, and proper modulation of the heating/cooling loop. Adherence to this standard minimizes the risk of thermal shock to the boiler block, prevents freeze damage to exposed slab loops, and ensures compliance with jurisdictional code requirements (ASME CSD-1, CSA B149.3) prior to placing the system into active snow-melting mode.

Scope

Applies to all commercial hydronic snow melting systems equipped with a natural gas or propane-fired boiler (typically > 500 MBH input) utilizing an atmospheric burner, power burner, or condensing heat exchanger. This document is intended for use by licensed gas fitters (Class A or B), certified stationary engineers, and qualified industrial maintenance technicians. It does not cover electric boiler startup or steam-based snow melting systems.

Safety Precautions
  • LOTOLockout/Tagout: Verify main electrical disconnect for boiler, circulation pumps, and control panel is locked out and tagged out in the 'OFF' position. Always assume the gas train has residual pressure. Verify with a manometer and bleed before breaking any union.
  • PPEPPE: Wear arc-rated clothing (HRC 2 minimum) when opening the control panel. Use Class 0 rubber insulating gloves and safety glasses. Hearing protection is required in the boiler room when burners are firing.
  • GASGas Detection: The boiler room must be equipped with a functioning natural gas detection system with an audible alarm set to 20% LFL (10000 ppm). Never rely on smell alone.
  • GLYGlycol Safety: Propylene glycol (food grade NSF 60) concentrations above 40% become viscous at low temperatures. Always verify specific heat capacity (Cp) with a refractometer before calculating differential temperatures. Do not use automotive antifreeze.

Procedure: Step-by-Step
1 Perform Visual Mechanical Inspection. Ensure all gas piping, condensate drain (for condensing boilers), and hydronic piping connections are intact, leak-free, and free from corrosion. Verify the air separator and expansion tank isolation valve are open. Check the glycol reservoir/feeder is full and pre-charged.
2 Verify Electrical Controls and Safety Circuits. Using the manufacturer's wiring diagram, confirm control voltage (24 VAC) is present at the transformer primary. Check all high-limit switches, low-water cutoffs (probe type or float type), flow switches, and freeze stats for correct wiring and manual reset functionality. Use a multimeter to verify these safety devices are closed in their normal state.
3 Hydronic Loop Filling and Purging. Open the system feed valve. Set the pressure reducing valve (PRV) to 12 PSI for a 3-story building (add 4 PSI per floor). Use the boiler purge valves to remove trapped air from the loops. Verify by pump operation. Check glycol concentration with a refractometer (target 35-50% for -20°F to -30°F freeze protection).
4 Gas Train Purging and Leak Test. Verify the manual main gas shut-off valve is closed. Open the manual test valve and connect a manometer. Record line pressure (usually 7" WC natural gas). Purge the downstream gas line for the prescribed duration (3x volume). Perform a standing pressure leak test for 5 minutes. No drop is permitted.
5 Pilot Burner and Main Burner Ignition Sequencing. Set the operating thermostat to call for heat. Observe the ignition spark. Verify the flame rod/UV scanner detects the pilot flame within 4 seconds. Upon main gas valve proving, monitor the combustion curve. Measure O2 (target 4-6% for non-condensing, 8-11% for condensing), CO2, CO (below 50 ppm undiluted), and stack temperature. Adjust air shutter and gas pressure regulator to achieve excess air within spec.
6 Loop Valve Actuation and Temperature Verification. Slowly open the injection pump valve or 3-way mixing valve to allow system flow. Verify the supply water temperature rises at a rate no greater than 10°F per minute to prevent thermal shock. Check differential pressure across the boiler (ΔP) matches manufacturer spec for the flow rate (GPM). Use the thermographic gun to confirm no hot spots across the heat exchanger.
7 Final System Performance Logging and Sign-off. Record all readings in the PM log: supply temperature, return temperature, stack temperature, O2, CO, gas pressure (high and low fire), manifold pressure, glycol %, and setpoint. Set the system to "Auto" mode. Complete a full safety cutout test (simulate low water, high limit, and flame failure). Document all findings on the standard commercial startup checklist. Issue the Certificate of Compliance.
