Purpose

To establish a standardized procedure for inspecting commercial roof and building envelope assemblies to identify latent defects, water ingress risks, and structural degradation before they cause significant operational downtime or capital expenditure. This checklist aligns with best practices for asset integrity management and preventive maintenance scheduling.

Scope

Applies to all low-slope membrane roofs (PVC, TPO, EPDM, modified bitumen), parapet walls, copings, flashings, sealants, and interface points (curbs, penetrations, ducts) across industrial and commercial facilities with total roof areas between 5,000 and 500,000 sq. ft. This procedure is intended for use by trained maintenance technicians, building engineers, and third-party inspection consultants.

Safety Precautions
  • LOTO Lockout/tagout all mechanical equipment on the roof (HVAC units, exhaust fans) before probing mechanical curbs or electrical penetrations.
  • FALL Full-body harness with 100% continuous tie-off required when working within 6 ft of an unprotected edge per local OHS regulations.
  • PPE CSA-approved hard hat, high-visibility vest, steel-toed boots, cut-resistant gloves, and safety glasses. No exceptions.
  • WX No inspections during precipitation, high winds (>25 mph), or within 24 hours of a lightning event.

  • Digital camera (minimum 12 MP) or inspection drone with geotagging
  • Infrared thermography camera (FLIR or equivalent)
  • Probe tool (non-marring, 6-inch stainless steel awl)
  • Flashlight (LED, 1,000+ lumens)
  • Adhesion/peel tester (field model)
  • Tape measure (25 ft / 7.5 m metric)
  • Facility map / roof plan with grid coordinates

Procedure: Step-by-Step
1 Pre-Inspection & Documentation Review: Obtain the facility's roof plan, maintenance history, and warranty documents. Log into ServiceGrid and load the asset profile for the building.
2 Perimeter & Parapet Walkdown: Visually inspect the parapet walls, coping joints, counter-flashing, and sealant bands. Probe any suspicious gaps with the stainless steel awl.
3 Field Membrane Inspection: Walk the entire membrane in a systematic grid pattern. Document all blisters, punctures, ponding water, and bird/insect damage. Use the IR camera to detect latent moisture entrapment.
4 Interface Point Audit: Inspect every roof penetration—curbs, HVAC supports, gas lines, exhaust ducts, skylights. Ensure all curbs are a minimum of 12" high and flashing is properly booted.
5 Drainage System Assessment: Locate all roof drains, scuppers, and gutters. Clear any debris and confirm drainage paths are unobstructed. Flush drains with a hose if necessary.
6 Sealant & Flashing Integrity Check: Point-check all metal-to-membrane flashings, edge metals, and expansion joints. Record any open laps or fishmouths.
